Why a CP12 is non-negotiable
A short explainer for new landlords.
Every landlord renting out a property in England with a gas appliance is legally required to have a Gas Safety Record (still commonly called a CP12) every twelve months. This is set out in the Gas Safety (Installation and Use) Regulations 1998.
The check must be carried out by a qualified gas engineer. The certificate must be provided to existing tenants within 28 days, and to new tenants before they move in. Failing to comply is a criminal offence — fines reach £6,000 per appliance, and in serious cases, prison sentences of up to six months.
Beyond the legal obligation, an annual check is the cheapest insurance you can buy. Most catastrophic boiler failures are preceded by warning signs that a qualified engineer would spot during a routine check.
